Introducing: Fiona De Freitas – Land Rights Manager

Before eSmart Networks, Fiona worked in a group of schools that teach special educational needs children, Fiona was head of the curriculum side of things, organising lessons, timetables and teaching the students on a one-to-one basis, Fiona was in this role from 2016 to 2019.
Fiona joined the business in 2020, just two weeks before lockdown. She began as a Land Rights Coordinator with TriConnex, ensuring that all connected assets on site had the appropriate legal agreements in place so that asset adopters could maintain and repair them. She held this role for 18 months before transferring to eSmart Networks in the same position overseeing both TriConnex & eSmart Networks.
Tell us about your new role:
My role entails managing my own body of sites and assisting my team to facilitate the legal process for every site that comes through both businesses. This involves overseeing the land rights for approximately 200 agreements at a time.
The Land Rights team oversees each site from the tender stage through to completion, engaging with every aspect of the business and all departments involved in the process. This is one of the aspects of the job that I particularly enjoy, as the relationships we build across various areas of the company ensure that our customers receive the best experience possible.
What does a typical day look like?
My role as Land Rights Manager typically focuses on ensuring the correct legal agreements are in place for all equipment both on-site and offsite. This can involve liaising with landowners, customers, third parties and multiple asset adopters to ensure the correct parties have agreed to any future rights.
I work with our design and construction teams to ensure sites are legally compliant and suit the needs of the asset adopter. I regularly meet with clients to discuss all elements of the land rights process and answer any ad-hoc queries they may have on the complex world of land rights.
Every day is different, and I enjoy facing new complex elements on each site.
How does your new role differ from your previous one?
Managing a team of 5 people instead of just my own body of sites, ensuring the legal agreements of both companies are completed in a timely fashion and to a high standard. I see every site that comes through both businesses and so have a much broader involvement in the successful delivery of sites.
Ensuring that relationships with the clients are well maintained and that they are educated on the land rights process.
How do you demonstrate our values?
I help my team actively problem-solve, striving to find better ways to resolve legal issues on any site. My goal is to make our internal Land Rights departments the most efficient among all Independent Connection Providers (ICPs), ensuring that our customers notice a clear difference in our service compared to our competitors.
I aim to establish the most streamlined and efficient processes for our clients to follow. Additionally, I support my team both professionally and personally, fostering a cohesive and collaborative environment across both companies.
